Warehouse DA Drawings & Compliance
Budget: $250 – $750 AUD
We are seeking a highly experienced Australian-based draftsperson or architect to prepare a complete set of drawings and documentation for a commercial shed Development Application (DA) / Construction Certificate (CC) submission to local council.
Scope of Work:
• Full architectural and site drawings compliant with the Building Code of Australia (BCA), relevant Australian Standards, and the specific local council’s planning scheme and DCP.
• Site plan, floor plan, elevations (all 4 sides), sections, roof plan, drainage & stormwater details, access & parking layout, landscaping (if required), and any other plans required for a successful DA submission.
• Preparation of supporting statements (e.g., Statement of Environmental Effects, BCA compliance report overview, bushfire if applicable, etc.).
• Clear, professional drawings suitable for immediate lodgement with council (PDF + DWG/Revit files).
Essential Requirements (must be clearly demonstrated):
• You must be fully based in Australia and have extensive experience preparing DA submissions for commercial/industrial buildings (sheds, warehouses, workshops, etc.).
• You must have at least 3–5 successfully approved council applications for similar commercial sheds or outbuildings in the last 24–36 months (preferably in NSW, QLD, VIC or SA – please state which states you have recent approvals in).
• Deep knowledge of current BCA, NCC, and local council requirements.
• Ability to work with our basic concept sketch and site survey to produce accurate, approvable drawings on the first or second submission.
What to include in your proposal (mandatory):
1. Confirmation you are Australian-based and fully experienced with council DAs.
2. Number of similar commercial shed DA projects you have completed in the last 3 years.
3. Examples (or links) of 2–3 previously approved council applications you personally prepared (please blur client details if needed, but show council approval stamps/dates).
4. Your fixed price quote (including GST) and estimated turnaround time (we prefer 7–14 days).
5. Which states you have the strongest recent approval success rate in.
Only serious, proven professionals with a verifiable track record of successful Australian council approvals will be considered. Generic or overseas applicants will be automatically ignored.
