Victoria Australia Deck Permit Drawings for building plans
Budget: $250 – $750 AUD
I’m ready to build a small timber deck—between 10 m² and 20 m²—at the rear of my home in Victoria and need a full set of plans that will sail through the building-permit process. The deck will keep a clean, modern aesthetic, so the drawings must reflect simple lines, concealed fixings where practical, and compliance with current Victorian regulations (NCC/BCA, relevant Australian Standards, local council overlays).
What I need from you
• A complete site plan showing the existing house, boundaries, setbacks, and the proposed deck position
• Dimensioned floor plan, elevations and a section that capture finished levels, balustrade height, stair details (if any) and connection points to the house
• Structural framing layout—including bearer, joist and post sizes—suited to treated timber construction with footing details sized for local soil class
• Any wind-load or span calculations typically requested by private building surveyors here in Victoria
• Final package delivered in both PDF (ready for permit lodgement) and an editable CAD format so my builder can tweak if the surveyor requests changes
I already have a copy of the original house plans in PDF; I’ll forward that once we start. Please ensure drawings are to scale (metric) and clearly annotate every compliance point to avoid delays at council. If you’ve handled Victorian deck permits before, even better—let me know.
