18-Unit Townhouse Floor Plans

I am moving into the preliminary design phase of an 18-unit stacked-townhouse development in London, Ontario and need clear, code-compliant floor plans that I can use to fine-tune the layout before we proceed to detailed design. The drawings must satisfy the Ontario Building Code so I can share them confidently with city staff, planners, and future consultants.

The brief
• Number of dwellings: 18 townhouses arranged in connected blocks
• Design intent at this stage: layout optimisation that will later feed into planning submissions and cost studies
• Key preferences: each unit will have specific room size targets, an open-plan living / kitchen zone, and multiple levels (likely two above grade plus optional basement)

What I need from you
• Scaled floor plans for each level, prepared in CAD (DWG + PDF) showing walls, room labels, dimensions, stairs, windows/doors, and basic plumbing fixtures
• Clear indication of OBC spatial requirements—minimum widths, clearances, egress paths, stair geometry, etc.—annotated where relevant
• Basic area schedule summarising GFA and individual room areas for every unit
• Up to two rounds of tweaks so the plans can be refined once feedback comes in

Acceptance criteria
• Plans read cleanly at 1:100 (metric) and plot correctly at A1 and A3 sizes
• All code call-outs reference the latest OBC sections
• Room sizes match the targets we will share after kickoff
• Drawings delivered on time and in both native CAD and flattened PDF formats
