Two-Story Home Layout Redesign

I’m ready to re-imagine my 1970s two-storey house from the ground up and need a complete architectural study that brings fresh thinking to every corner.

First floor
– The ground level will function as a Minimalist-style Airbnb plus a small office. The Airbnb must contain its own bedroom and kitchen so guests can remain fully independent. Any spare area can flex as circulation or storage, but the overall feel should stay clean and uncluttered. The office should feel visually connected yet acoustically separated; I’m open to partitions, clever joinery, or other space-saving ideas that keep the minimalist tone.

Second floor
– Upstairs becomes our private contemporary flat. I’m looking for an airy, light-filled layout that flows naturally from living to dining to sleeping zones. Think generous sight lines, contemporary finishes, and smart use of existing plumbing cores to keep construction efficient.

Assets you’ll receive
I’ll provide the original 1970s drawings in PDF and scanned paper format, plus current photos and rough measurements. Treat the old plan as a starting point; walls can move if it serves the concept and budget.

Required outcome
• Scaled 2D floor plans for both levels, showing walls, doors, windows, furniture, and basic plumbing points
• A short written rationale that explains circulation, zoning, and how the two styles—Minimalist downstairs, Contemporary upstairs—coexist within a unified building envelope
• Optional but welcome: simple 3D views or SketchUp/REVIT massing to help us visualise proportions

Please keep structural interventions realistic; I’m willing to remove or relocate non-load-bearing walls, but primary beams and columns should remain unless there’s a compelling benefit.

All drawings can be delivered in PDF plus the editable native file (DWG, RVT, or SKP).
