Project: Addition of Two Bedrooms Above Existing Attached Garage
I am planning to add two full-size bedrooms above an existing attached garage and am looking for a designer or architectural drafter to prepare a complete conceptual drawing package based on the information I provide.
I will provide:
Existing house measurements
Survey information
Photos of the house
Concept sketches and floor plans
Desired exterior appearance
The addition must blend seamlessly with the existing house. The roofline, exterior finishes, window placement, and architectural style should match the current home as closely as possible.
Deliverables requested:
• Scaled floor plans for the proposed second floor
• Exterior elevations showing the proposed addition
• Building sections illustrating the overall concept and connection to the existing garage
• Preliminary framing and structural concept for review by a local engineer
• Roof plan
• Door and window schedule
• PDF and editable CAD/DWG files
Important:
This is a conceptual design package intended to support permit preparation and local engineering review. Final structural design, engineering, and code compliance will be completed by qualified local professionals in Québec, Canada.
Experience with residential additions and over-garage second-storey additions is preferred.
