Job Title: Architectural Drafter Needed for Prescriptive 4-Car Carport Permit (Moreno Valley, CA)
Project Overview:
I am seeking a California-experienced residential drafter to compile a complete, turn-key permit submittal package for a detached accessory structure in Moreno Valley, CA. I have already finalized the structural concept to strictly utilize prescriptive California Residential Code (CRC) standards, avoiding the need for a custom PE stamp.
Project Specifications:
• Structure: 40' L x 20' W x 8' H (Detached 4-Car Carport).
• Framing: Type V-B Wood.
• Layout: Two 20' enclosed stucco ends (Shear Walls). Two 40' open sides, but with center support columns breaking the clear spans into two 20' sections.
• Roof: Lightweight composite tile (~4 psf dead load).
• Setbacks: 100'+ from all property lines (No fire-rating required).
The Strategy (What I need you to do):
I want to use a "Hybrid" submittal approach. You will draft a custom Site Plan showing my property and setbacks. For the structural framing, you will utilize a standard, pre-approved municipal handout (such as Riverside County Standard Plan 284 or Los Angeles PC-17 for light roofs) and fill in the prescriptive beam sizes (e.g., 4x14 headers, 6x6 posts) for the 20' spans. You will also draft a simple add-on detail sheet showing the center post connection (Simpson CC66) and the shear wall hold-downs (HDU2).
Deliverables:
A single, flattened PDF package ready for upload to the Moreno Valley SimpliCITY Digital Plan Room.
