Requirements:

VA Specially Adapted Housing (SAH) Project

We are requesting a small set of construction drawings for a residential addition to support a VA Specially Adapted Housing (SAH) grant application.

The drawings do not need to be architect stamped unless required by local code, but they must clearly show the layout, dimensions, and accessibility features of the proposed addition.

The project consists of constructing an extension to the left side of a home
(an accessible bedroom and ADA-compliant bathroom addition attached to the left side of the existing residence).

Required Drawings

Please prepare the following 3 sheets.

Sheet A1 – Site / Plot Plan

The site plan should show:

• outline of the existing residence
• location of the new addition
• general orientation of the structure on the lot
• accessible entrance location
• path or walkway to the addition entrance if applicable

This drawing does not need to be a formal survey but should clearly show how the addition connects to the existing structure.

Sheet A2 – Floor Plan (Primary Drawing)

Provide a dimensioned floor plan showing:

• the accessible bedroom
• the ADA bathroom layout
• wall locations
• door locations
• window locations

Important dimensions to include:

• bedroom dimensions
• bathroom dimensions
• door widths (36 inches minimum)
• roll-in shower dimensions (minimum 48" x 48")
• 5-foot turning radius in bathroom
• toilet placement
• sink placement
• grab bar locations (optional but helpful)

This sheet should clearly demonstrate wheelchair accessibility.

Sheet A3 – Foundation / Framing Concept

Provide a simple construction detail showing:

• slab-on-grade foundation footprint
• wall framing type (wood framing)
• roof tie-in concept to the existing structure
• basic wall section

The goal of this drawing is simply to demonstrate the basic structural concept of the addition.

Additional Notes for Drawings

Please include the following notes on the plans:

• All doors serving the accessible space shall be minimum 36 inches wide.
• Bathroom shall include roll-in accessible shower.
• Bathroom shall include minimum 5-foot wheelchair turning radius.
• Construction to comply with applicable residential building codes.
• Addition to be attached to existing residence.
