45’ x 8’6” x 10’ semi tractor trailer.

I have removed the wheels and axils.

The trailer rests on Railroad Ties in 4 places aligning with the steel trusses.

The trailer has been hurricane strapped down in 8 places

I have built it out complete with electrical, plumbing and septic (details below)

The unit has been fully functional for 3 years .

The county is involved due to a neighbor raising concerns about the zoning for the
Tiny home because it is in a backyard of a single family dwelling.

Escambia has voted in the used of ADU’s (accessory dwelling units) 1 per single family
Home with proper permitting.

The county wants plans designed and permitting pulled so that this ADU can remain
On property

A detailed photo library of the ADU is attached.




The walls are constructed of 2x3 pine that are laid 16” on center througout the tiny home
Photographs and a diagram will be provided.

The walls are constructed of 3/4 in sheetrock throughout the ceiling is covered constructed of 3/4”
Sheetrock throughout.

The floor is the original oak except for the kitchen is tile and the living room which is lament

There is one closet, one bedroom, on living room/kitchen.

The exterior is original and has 2 windows in the front and 1 window in the back.
There are two points of entry to the unit.

The walls and ceiling are insulated with standard r-19 and undercarriage which is insulated with with
Foam board insulation

No HVAC hard wired unit exists

The unit is equipped with two window units that are built in the walls of the living room and bedroom

The heat is done by an amish fire place

The kitchen has a refrigerator with no ice maker, granite countertops , one compartment stainless steel
Sink complete with wood cabinets.

There is one light fixture in the ceiling of the living room, one in the kitchen, one in the foyer,
A exhaust fan in the bathroom and 3 light fixture, the bedroom has one light fixture and the closet has
One light fixture.

I have been as detailed as possible. Can you help me with the plans to turn into the county so I dont
Loose the ADU.

The plans that you create will need to have a site plan included so that the placement of the ADU on the lot is documented and showing where the septic system is and the leech fields. I have included a drawn diagram.

Further, I do hope the plans I created will assist you greatly in this project.

Here are some additional notes:

Structural. — This is a semi trailer that has the axels and wheels removed so it is no longer considered a mobile structure. It is resting on railroad ties and has hurricane straps every 16ft.

The Interior was built with 2x3” lumber instead of the traditional 2x4. Everything was built 16” on center, Criples were used at all doors and windows. A 3” Galvanized Steel Framing Nail was used as fasteners. The ceiling is built with 2x6 . 1/2” sheetrock was used on the wall and ceiling. 1/2” R19 in attack and R13 was used the walls the non formaldehyde kind.
R19 insulation and netting were used to insulate the bottom of the bottom.

3/4” oak floor was already present in the trailer and any rotten wood was replaced.

ELECTRICAL SERVICE WAS OBTAIN FROM THE EXISTING OUTDOOR METER ON THE MAIN HOUSE . 3 WIRE UF RATED MOBLE HOME FEEDER WIRE WAS USED THRU A 1.25” GRAY ELECTRICAL CONDUIT THRU THE MAIN HOUSE Attic and then out the back of the main house and then traveled underground to the 200amp electrical panel in the ADU Trailer.
All electrical switches and outlets are 15amp and are wired with 14/2 Romex, The cooktop and water heater are done with 12/2 Romex at 220v. The window units receptacles are 110v but use 10/2 Romex. All the gang boxes are properly attached to the studs and the placement of switches are at least 12” off the floor. The entire electric system is grounded at the main exterior service panel. I have included pictures of the panel itself.

Moving on
The plumbing was obtained before it connects to the main house in the front yard and tees into the water main with 3/4” PVC pipe . Until it reaches the ADU and then it connect at the water heater room with 1/2 Pex for hot and cold. Feeding to the Bathroom and the Kitchen thru the attic of the trailer.
The waster water is tied into the homes main septic system, The main house only has one toilet and two sinks so the system was well equipped to handle the add on. The drain is 4” traveling at a slope of 1/4” per foot until it reaches the septic tank which is labeled on the site plan.

The existing septic tank riser is as follows:
143”l x 610”W x 58”h
And the leech fields are three that encompass 1250 square feet. The tank size is 1250 gallons
