Residential Raft Foundation Plan Drafting
Budget: $15 – $25 USD
I need a complete set of construction-ready drawings for a residential building footprint not exceeding 5,000 sq ft. The key element is a 60 ft × 80 ft raft (mat) foundation capped by a 2 ft stem wall that wraps the perimeter, leaving clean breaks at the bay-door openings.
Scope of work
• Foundation plan with fully dimensioned slab and stem-wall layout
• Reinforcement schedule (bars, mesh, splice lengths) and anchor-bolt pattern
• Sections and details showing the 2 ft stem wall, transitions at bay doors, and a simple bathroom stub-out that ties into the slab
• Notes on concrete strength, joint spacing, vapor barrier, and any other standard residential best practices
At present I don’t have to meet a specific local code, but the drawings should still follow generally accepted U.S. residential standards so the local inspector can approve them without extensive revisions. Accuracy is critical; dimensions, elevations, and callouts must be clear enough for the crew to build directly from the prints.
Deliverables
1. PDF set ready for permit and construction
2. Editable DWG/DXF files compatible with AutoCAD
3. A brief design summary outlining assumptions (soil bearing capacity, load paths, etc.) so future consultants can pick up your work without guesswork
