Residential Drainage & Grading Drafter

I have a steady flow of residential projects in the United States that require well-thought-out drainage and grading plans produced in AutoCAD. Each assignment calls for a moderate level of detail: finished floor elevations, spot grades, slope arrows, and enough call-outs to satisfy county plan checkers without turning the sheet into a construction set. Alongside every plan I also need the impervious-surface calculations broken out clearly so the reviewer can see percent coverage at a glance.

Because site sizes and client demands vary, I track time and pay by the hour. If you are looking for fixed-fee packages this engagement will not be a fit. I log hours transparently and expect the same.

Deliverables per lot
• AutoCAD .dwg file and matching PDF of the grading & drainage plan
• A one-page calculation sheet (Excel or PDF) showing total square footage of impervious areas, methodology, and final percentage

Acceptance is simple: the plan must pass first review with a typical U.S. residential permitting office; if comments do arise, I expect a prompt turnaround within the same hourly arrangement.

You should be comfortable with U.S. contour conventions, spot elevations in feet and hundredths, and the usual sheet setup (arch title block, north arrow, legend). Efficient layer management, clean linework, and clear annotation are essential.
