Budget: $750 – $1,500 CAD
High-Tier Construction Inc. is seeking proposals from qualified Architectural Technologists / Drafting Professionals for the creation of a complete engineered drawing package covering twelve (12) prefabricated wall panel assemblies. These drawings will form the foundation of our standardized panel product line for ADUs, garden suites, basement suites, and light residential construction across Ontario Canada.
Respondents are required to review the scope below and provide pricing, timeline, and deliverables for the full package.
Wall Panel Drawing Requirements (12 Assemblies)
A01 – Exterior Wall Panel – 8' Length – Insulated (2×6)
Standard 8 ft long × 9 ft high insulated exterior wall panel using 2×6 studs @ 16" OC, full sheathing layout, top/bottom plates, insulation cavity, air/vapour barrier notes, and fastener schedule.
A02 – Exterior Wall Panel – 4' Length – Insulated (2×6)
4 ft long × 9 ft high insulated panel for modular exterior wall layouts. Includes full framing details, blocking, sheathing, and material specifications.
A03 – Exterior Wall Panel – 12' Length – Insulated (2×6)
Larger 12 ft structural exterior wall panel intended for long ADU elevations. Requires attention to sheathing pattern, joint alignment, and reinforcement as needed.
A04 – Exterior Window Opening Panel – 48" × 48" RO
Panel with pre-framed 48" × 48" rough opening, including king/jack studs, header design, sill blocking, and sheathing cutout detail suitable for ADU/garden suite elevations.
A05 – Exterior Door Opening Panel – 36" RO
Panel containing a standard 36" door rough opening with structural header design, jack studs, threshold blocking, and weather barrier continuity details.
A06 – Exterior Corner Panel – 90° Corner (2×6)
Load-bearing 90-degree corner wall panel, including interior/exterior sheathing overlap, fastening details, and tie-in notes for adjacent panel assemblies.
Include both Tyvek (housewrap) detail option and one that utilizes ZIP sheathing systems.
B01 – Interior Partition Panel – 8' Length – Standard (2×4)
8 ft interior non-load-bearing partition wall using 2×4 studs @ 16" OC. Includes drywall-ready layout, blocking options, and height customization notes.
B02 – Interior Partition Panel – 4' Length – Standard (2×4)
Shorter 4 ft interior partition panel used for modular interior wall construction. Matches B01 specifications with reduced length.
B03 – Plumbing Wall Panel (2×6)
Specialty interior panel built from 2×6 studs to accommodate plumbing stacks, venting, water lines, and backing for bathroom fixtures. Includes clear service cavity design.
B04 – Sound-Dampened Partition Panel (2×4 or Offset Stud)
Interior wall panel optimized for acoustic performance using Safe’n’Sound insulation and offset/double-stud configuration. Includes fire-blocking and wall-height options.
C01 – Basement Interior Panel – 4' Length – 76–80" Height
Short-height (76–80") basement-accessible panel designed for transport down stairwells. Standard 2×4 framing with service chase option.
C02 – Basement Interior Panel – 6' Length – 76–80" Height
Longer 6 ft basement-ready wall panel with reduced height for maneuverability. Includes framing details, alignment guides, and basement installation considerations.
Submission Requirements
Respondents must submit the following:
- Lump-sum price for full 12-sheet drawing package
- Expected timeline for draft and final drawings
- Hourly rate for revisions
- Samples of similar technical drawings
- Confirmation of CAD file deliverables (DWG/DXF)
- Availability for coordination with structural engineer
Deliverables Required
• 12 complete drawing sheets in PDF format

Standard Drafting Requirements for Construction Details
All construction details prepared for High-Tier Construction Inc. (and its division, High-Tier Modular Panel Systems) must adhere to the following drafting standards to ensure clarity, constructability, code compliance, and seamless integration into our prefabrication and site-build workflows.
1. General Drafting Standards
All details must be drafted in AutoCAD DWG (latest stable version).
Use metric units (millimetres).
Drawings must be clean, accurate, and fully editable — no exploded linework or raster images.
Lineweights, hatches, linetypes, and text must follow consistent and professional drafting conventions.
All components must be drawn to scale and accurately reflect real dimensions.
2. Layering & Organization
Use a logical and standardized layer naming system (e.g., A-WALL, A-ANNO, S-FRAM).
Annotation, dimensions, leaders, hatching, and construction elements must remain separate and organized.
Purge unused layers, blocks, and assets prior to submission.
3. Construction Detail Requirements
Each construction detail must include:
3.1. Complete Assembly Representation
Full section cuts illustrating all materials from interior finish → structure → exterior finish.
Accurate representation of framing components, insulation, sheathing, air/vapour barriers, cladding, and fasteners.
Any special detailing clearly illustrated (e.g., rainscreens, ledger supports, thermal breaks).
3.2. Material Labels & Notes
Every material layer must be clear, labelled, and tied to a legend or material list.
Indicate thicknesses, types, and specifications (e.g., “38x140 SPF Studs @ 400 mm o.c.”).
Include product references where applicable (e.g., WRB type, insulation type).
3.3. Buildability Considerations
Details must show:
Proper sequencing of installation
Overlaps, terminations, and transitions (e.g., membrane laps, flashing returns)
Clear depiction of critical paths for moisture, air, and thermal performance
Fastener types, spacing, and schedule where relevant (especially for modular panels)
4. Code Compliance
Details must comply with current Ontario Building Code, specifically:
OBC Structural Requirements (Part 9, Part 4 if applicable)
SB-12 Energy Efficiency Requirements
Fire resistance and sound transmission ratings where relevant
Moisture management, vapour barriers, and air barrier continuity
Egress, secondary suite, and separation requirements as needed
Include OBC references or applicable tables where beneficial for clarity.
5. Prefabrication / Modular Requirements (If Applicable)
For any wall, floor, or roof panels intended for off-site fabrication:
Show lift points, panel joints, and connection hardware.
Provide dimensional tolerances.
Identify any special blocking, reinforcement, or tie-ins.
Ensure details support transport, handling, and on-site assembly practices.
Include weight-related considerations if the detail affects panel mass.
6. Coordination With Other Drawings
Details must coordinate with:
Plans, elevations, and sections
Schedules (window, door, panel, etc.)
Engineering drawings (where applicable)
Manufacturer installation requirements for proprietary materials
No contradictions should exist between detail drawings and general documents.
7. Title Blocks, Revisions & Deliverables
Every detail must include a title block with:

Drafter initials
Deliverables include:
DWG files (clean and purged)
PDF sheet set
DXF if required
8. Quality Expectations
Details must be:
Clear, legible, and visually consistent
Ready for permitting or design review
