Permit-Ready Bifurcated Stair Plans
Budget: $250 – $750 USD
I have already sketched a bifurcated residential stair and now need it converted into a clean, permit-ready drawing set for Lamar County, Georgia. All of my exact dimensions must be carried through exactly as noted:
• 12′ clear room width
• Total rise 144″ with 20 risers @ 7.20″
• Main flight: 15 treads @ 10.5″ going
• Side return: 5 treads @ 10.40″ going
• 48″ landing, laid out 40/40/40 across
• Main base width 72″ tapering to a 40″ throat
• Newels Ø14″ at the base, Ø10″ at the throat
I need a highly detailed set that satisfies the Georgia DCA State Minimum Codes—2018 IRC with current GA amendments—and shows a headroom check, riser/going table, full dimension chains to finished walls and newel centerlines, rail and guard notes, plus a landing-framing schematic suitable for an engineer to size the members. Please verify the exact code edition language on the DCA “Current Codes” page and list it on Sheet A0, noting that NEC 2023 becomes effective 1/1/2025.
Deliverables must include:
• Sheets A0–A3 plus S1 on 11×17 or 24×36 with title block, sheet index, and graphic scales
• DWG (AutoCAD 2018 or later) and matching vector PDFs
