Budget: $1,500 – $3,000 CAD

I’m re-configuring an existing 1,000–2,500 sq ft industrial/warehouse bay to include two single-use, code-compliant bathrooms and a compact office / storeroom. I need a complete, permit-ready drawing package that meets my local building authority’s submission standards and reflects an industrial aesthetic throughout the new washrooms.

Scope of work
• Dimensioned demolition and new-partition floor plans showing the two washrooms and office layout
• Accessibility clearances, door swings, grab-bar locations and fixture positioning in line with current code (ADA / provincial equivalent)
• Plumbing and waste line plan with fixture counts, venting and riser details
• Reflected ceiling and lighting plan, including switching and emergency lighting where required
• Interior elevations and at least one cross-section highlighting finishes, fixture heights and material transitions befitting an industrial style (exposed conduit, concrete-look surfaces, matte black hardware, etc.)
• Door, finish and fixture schedules plus general notes and code summaries
• PDFs ready for permit plus editable CAD files (DWG or equivalent)

I’ll supply the existing shell drawings and any utility information I have. Please confirm the jurisdiction you’re licensed in (or your ability to coordinate a local stamp if needed) and outline your typical turnaround time and revision process.

My goal is a clear, professionally presented set that sails through plan review without delays, so accuracy and familiarity with commercial permit requirements are vital. If you’ve handled similar warehouse-to-office or washroom additions before, I’d love to see examples.
