Budget: $250 – $750 USD
I am commissioning a full concept package for a modern double-storey residence of roughly 240–280 sqm. The brief below captures the spaces, proportions, and lifestyle priorities that must guide the design.

• Modern architecture with a brick exterior that still feels light and contemporary.
• Abundant natural light, strong energy-efficient detailing, and generous open-plan flow.

UPSTAIRS
– Main bedroom with dedicated dressing room (36 sqm).
– En-suite bathroom featuring both shower and bathtub (12 sqm).
– Two secondary bedrooms (24 sqm each) connected by a shared Jack-and-Jill bathroom (8 sqm).
– Compact study / prayer room (9 sqm).
DOWNSTAIRS
– Guest bedroom or multipurpose room (24 sqm) with a bathroom accessible from both the room and common area (8 sqm).
– Seamless lounge, dining, and kitchen arrangement—the heart of the home.
– Double garage, two additional external parking bays, balconies, a splash pool if layout allows, and usable garden space.
Deliverables
1. Conceptual layout options showing optimum circulation, furniture zoning, and daylight strategy.
2. Fully annotated 2D CAD drawings (plans, sections, and two elevations) ready for later detailing.
3. Three or more high-resolution 3D renders that clearly convey materiality (brick), form, and the indoor-outdoor relationship—daytime lighting essential.
4. A concise design narrative summarising energy-efficient features and key material choices.
Acceptance criteria
• All listed room sizes and connections respected within the stated overall floor-area band.
• Modern aesthetic expressed through proportion, glazing, and clean lines while retaining brick as the primary façade material.
• Renders must be print-quality and realistic enough for stakeholder approval.
• CAD files delivered in DWG (preferred) plus PDF for easy review.
