I install Pneumatic Vacuum Elevators that require a 39-inch round opening through an existing wood-framed floor. For an upcoming project in Maryland I need a complete, to-scale drawing package suitable for the county permit office. The set must show existing floor framing, the exact location of the penetration, and—most critically—detailed structural support plans illustrating how the joists will be cut, headed‐off, and re-supported after the opening is made.

Because I have no original architectural or structural drawings, you will be working from site photos, hand-taken dimensions, and any additional measurements you request. The house uses conventional wood joists, and all reinforcement details must reference current Maryland-adopted IBC/IRC requirements.

Deliverables (PDF and DWG):
• Scaled floor plan indicating the new 39-inch circular opening
• Demolition/penetration plan highlighting joists to be cut
• Proposed framing plan with headers, trimmers, connectors, and fasteners clearly called out
• At least one section/elevation showing elevator shaft clearance and new structural members
• Connection details and brief load-calc summary that will satisfy the local structural reviewer

Provide a turnaround timeline with two milestone reviews—one for preliminary layout, one for final permit set—so I can forward each stage to the homeowner and the inspector for comments.
