2BR Korean-Inspired Pool Villa — Architectural Plan, Elevation & 3D Renders (25x60ft Plot, Coastal India)

I need a complete architectural design package for a single-storey, 2-bedroom private pool villa on a 25ft x 60ft (1500 sq ft) residential plot in Puri, Odisha, India — a hot, humid, monsoon-prone coastal climate.
Design brief
The aesthetic should be inspired by Korean hanok architecture (hip-and-gable tiled roofline, deep eaves, clean horizontal lines, lattice/jali screen patterns) — but adapted for brick construction and coastal Indian climate, NOT timber. Wood-style detailing should be achieved through brick, lime plaster, and fiber/aluminum lattice work, not actual wood, due to local humidity and termite risk. I'll share reference images of hanok rooflines and Korean interior styling separately.
Required rooms/layout
Two bedrooms, each with an attached bathroom. One open dining + kitchen + living area. A backyard plunge pool (~9x12ft) with a small deck. Front parking and entry. Layout must account for standard Odisha municipal setback norms for a plot this size.
Deliverables needed
2D architectural floor plan (dimensioned, with furniture layout)
Front elevation drawing showing the Korean-inspired roofline and facade
3D exterior renders — 2 to 3 angles (front facade, pool/backyard view)
3D interior renders — 2 to 3 angles (living-dining area, one bedroom) styled with the Korean-vibe interior direction (warm wood tones, low-profile furniture, lattice partitions, neutral palette)
A detailed Bill of Quantities (BOQ) covering civil structure, roofing, flooring, doors/windows/lattice work, plumbing, and electrical — with itemized material specifications and estimated costs based on current Odisha/Puri market rates
All source/editable files (CAD/PSD/native format), not just flattened images or PDFs
What I'm looking for in a freelancer
Prior experience with small residential villas (not just apartment towers or commercial work) — please share relevant portfolio samples. Understanding of Indian building codes and coastal-climate-appropriate material choices. Ability to work from reference images and translate a specific cultural aesthetic into a practical, climate-adapted design. Clear, proactive communication, since this design blends an unusual style brief with technical/structural requirements.
Budget & terms
Fixed-price project preferred (not hourly). Please quote separately for: (a) 2D plan + elevation + BOQ, and (b) 3D rendering package, so I can evaluate them independently if needed. 2 rounds of revisions included in the quoted price; please specify cost for additional rounds beyond that. Please share estimated turnaround time in your proposal.
Open to freelancers from India or Southeast Asia with relevant climate/material experience, but will consider strong portfolios from elsewhere if they can demonstrate adaptability to local Indian construction practices.
