Fixed-Price Mini Task: 2D Renovation Feasibility Concept for Older Three-Level Apartment
Budget: $30 – $250 USD
Important: This is a small fixed-price pre-purchase feasibility task, not a full architectural design project.
My budget is $40–$50 total. I am not looking for a full design package, detailed architectural drawings, 3D renders, permit work, or execution-level planning at this stage.
The goal is only to understand, at a high level, whether the apartment can be renovated to fit my family’s needs, and what the main renovation changes would likely be.
I am currently considering purchasing an older three-level apartment in a shared residential building, approximately 30 years old. Before making a final decision, I need to understand whether it can realistically be renovated into a brighter, more modern, practical, open-space family apartment.
I am looking for an architect, interior designer, or space planner to help with a focused concept task.
What I will provide:
Existing old floor plans with dimensions.
Photos and videos of the current apartment.
A description of my family’s needs and preferred layout.
Known constraints, such as stairs and exterior walls that must remain unchanged.
Project goal:
Create a high-level renovation concept that improves:
The public living area.
Kitchen and dining layout.
Room usage across the three levels.
Natural light and connection to balconies/outdoor areas.
General flow, functionality, and family comfort.
Key family/layout needs:
Maintain or create at least 4 bedrooms.
Add or maintain 1 small dedicated office room.
Create a modern open-space living, dining, and kitchen area.
Plan a new kitchen with a central island, ideally with seating for 5 people.
Include a dedicated dining area that can fit a round dining table of approximately 130 cm without blocking the main traffic flow.
Improve the feeling of space, light, and practicality across the apartment.
Important constraints:
Exterior walls must remain as they are.
The staircase location must remain unchanged.
Most internal partition walls may potentially be removed or changed, but this should be treated as a conceptual assumption only.
The freelancer should flag obvious layout risks or constraints, such as columns, plumbing shafts, or walls that may require structural review.
Structural, engineering, permit validation, and contractor-ready drawings are not required at this stage.
Required deliverables:
A high-level 2D conceptual layout proposal for all three levels.
The layout must be based on the provided floor plans and dimensions.
The proposal does not need to be execution-level accurate, but it must be logically aligned with the actual dimensions and existing plan.
A short written explanation of the proposed layout changes.
A checklist of major renovation actions, including:
Walls to remove or modify.
New or relocated kitchen.
Bathroom changes or relocations, if relevant.
Flooring replacement.
Window and aluminum replacement.
Door/opening changes.
Basic plumbing and electrical implications.
Any obvious design, layout, or planning risks.
A practical summary that can be shared with contractors for rough renovation cost estimation.
Definition of Done / Acceptance Criteria:
The task will be considered complete only if all of the following are delivered:
A clear 2D concept layout direction for all three levels.
The concept is reasonably based on the provided plans and dimensions.
The proposal is not just a generic design sketch, but a layout that fits the actual structure and constraints.
The proposed layout preserves or creates at least 4 bedrooms plus 1 small dedicated office room, in addition to the main living area, kitchen, and dining space.
The layout addresses the main family needs: open living area, kitchen island, dining area, improved natural light, and better flow.
A clear explanation of the main layout changes.
A checklist of the major renovation works required.
Clear notes about assumptions, limitations, or risks.
Enough information for me to discuss rough pricing with renovation contractors.
Out of scope - The following are not required:

Material selection.
