Project Requirements & Scope of Work
The hired professional will be responsible for designing a custom, two-story carriage shed that meets the following specifications and functional requirements:
Structure Dimensions: Design a free-standing, gabled structure with a footprint of 18 feet by 34 feet (18' x 34').
Roof Design: Implement a gabled roof design with a specific peak height of 18 feet 8 inches (18' 8").
Ground Floor Functionality: The main level must be designed for versatile storage of landscape equipment, including adequate circulation space and clear access for a large, gas-powered ride-on lawn mower and other substantial items.
Access/Entry: Design doors on the East-facing wall that are of sufficient size to accommodate the ride-on lawn mower for easy entry and exit.
Second Story Space: Incorporate plans for a fully functional second story, designated for a dedicated workspace and a location for a sauna.
Compliance: All designs must adhere to local building codes, regulations, and permit requirements. Bidders should specify their process for ensuring or obtaining necessary permits.
Deliverables: Provide a complete set of design plans, including detailed drawings, material specifications, and structural analysis necessary for construction bids and permit application.
The plans MUST be stamped and signed to be submitted for county approval in the state of California. DO NOT SUBMIT A BID WITHOUT NECESSARY LICENSES AND CERTIFICATIONS TO SIGN AND STAMP PLANS!
Collaboration: Coordinate with owner preferences, potentially an on-site builder, and relevant local agencies to ensure a cohesive and compliant design.
Required Qualifications and Skills
Proven experience in architectural or structural design, specifically for sheds, garages, or similar outbuildings.
Proficiency in design software such as AutoCAD, SketchUp, or similar computer-aided design (CAD) programs.
Demonstrable knowledge of residential building codes and structural requirements for two-story accessory structures.
Strong portfolio showcasing prior exterior design projects and successful, completed construction plans.
Excellent communication and problem-solving abilities to address design challenges and revisions effectively.
