Looking for a talented and experienced designer to help bring our renovation vision to life!
We have a 1959-built home situated on a 729 sqm block in Geraldton, Western Australia, with access on both sides of the property. We’re planning a renovation and extension, along with the addition of a separate 2-bedroom, 1-bathroom dwelling at the rear for future rental use.
Important note:
We do not have existing plans for the current dwelling. We will provide all measurements, and require the designer to create accurate as-built drawings of the existing house as the first stage of the project.
Project scope:
Prepare as-built drawings of the existing dwelling from provided measurements
Design an extension at the back of the existing house
Extension to include:
A new bathroom
A living/lounge area
Double doors opening onto a north-facing patio
Include a semi-enclosed carport on the left side of the existing house (to match provided reference images), ensuring correct setbacks and compliance
Maintain the right side of the property as a driveway/accessway to the future rear 2x1 dwelling (granny flat)
Plan the overall site layout to accommodate both the extension and future dwelling
Maximise use of the dual side access
Ensure strong indoor-outdoor flow, natural light, and practical layout
Key requirement:
All designs must fully comply with local council and planning regulations in Geraldton, Western Australia (including R-Codes, setbacks, access requirements, and relevant building standards). Experience working with WA regulations is highly preferred.
Deliverables:
As-built drawings of the existing dwelling
Concept designs and layout options
Floor plans suitable for council submission and renovation planning
Site plan showing:
Existing dwelling + extension
Carport placement
Driveway to rear dwelling
Future 2x1 dwelling footprint
Suggestions to maximise space, functionality, and long-term property value
Please include examples of similar renovation or granny flat/secondary dwelling projects, particularly in Western Australia if possible.
