Basic Open-Concept Floorplan
Budget: $30 – $250 USD
I’m putting together a simple, small open-concept home design and need a clear floorplan as a starter. While I have a good idea of what I want, several aspects are flexible and I expect I'll need a half-dozen to a dozen addition plans with changes once we start. I'd like to find someone who does well on the first design and continue working with them for each additional. Important to me is sensible layout with good ergonomics, traffic flow, efficient use of space, and a good understanding of practical sizing of rooms/walkways/spaces/etc.
Design basics include:
• 2 floor / 2 bedroom layout approx. 1400 sq ft with an open-concept to make the space feel larger.
• First Floor: Great room, eat-in kitchen, half bath, master bed/bath
• Second Floor: Loft, open-space over great room, full bath, bedroom #2
• Flexible location: Laundry closet, mechanical room, multiple storage
I’ll share a rough general shape and preferred room placement/sizes; your job is to translate that guidance into a clean, builder-ready 2D plan. A basic blueprint in PDF plus an editable file (DWG, SketchUp, or similar) is all I need at this stage—no elevations or 3D renderings required.
Please keep the drawing neat, scaled, and ready for iterations. If you’re comfortable knocking out straightforward residential layouts, I’d love to see a sample of your past work and get started.
