Need lease help for landlord Issues in Oklahoma

Good day all,
I'm looking for legal consultation and/or someone experienced in landlord issues from being in a 2 year lease for 6 months. You will need to review my lease and provide insight on how to best handle dealing with the landlord, either by email, letter, or in person.
These are some of the issues I'm currently dealing with:
No pet policy, but neighbor has 2 small dogs.
Utility misinformation.
Not being able to talk to the owner, even though he's in the office.
Request for appliance replacement being ignored.
Neighbor infringing upon my space.
